Big Apple commuters had better watch their waist lines: Magnolia Bakery is pulling into Penn Station.

The fast-growing cupcake mecca — whose sugary snacks were famously featured on “Sex in the City” — will open a location this fall in Penn Station, The Post has learned.

That’s despite Magnolia’s reputation for squeaky-clean, well-decorated stores — an odd fit for the grime and grit of the much-maligned commuter hub.

“Obviously, the context isn’t as nice as Grand Central,” Magnolia CEO Steve Abrams told The Post, referring to the chain’s location in Grand Central Terminal that opened in 2010. “But context isn’t everything.”

Indeed, Abrams said he expects the new Penn Station location, slated to open in September, will eclipse the Grand Central bakery to become the chain’s second-biggest by sales volume.

Currently, Magnolia’s most productive store is the Rockefeller Center location at 1240 Ave. of the Americas.

Penn Station is a grubby challenge for an upscale store like Magnolia that insists on baking everything on site, Abrams admits. Still, he counters that its overflowing foot traffic provides a major incentive to make it work.

“Even in its level of misery over there, we’ll be able to serve our customer base,” he said.

The new, corporate-owned store, which will span 1,100 square feet on the lower level, will replace a Carvel/Cinnabon on the lower level, next to Starbucks, Pret a Manger and GNC. Construction is slated to begin Wednesday,

Magnolia expects to rack up more than $35 million this year from owned and franchised stores. This fall, it’s slated to open franchise outlets in Honolulu, Korea, Moscow and Saudi Arabia.
